🏛️ The big one: council advances a residential-to-industrial rezone
At Monday night's regular meeting, the Ankeny City Council held a public hearing and took first consideration of Ordinance 2262, a request to rezone property owned by Legacy Housby, LLC from R-1 (One-Family Residence District) to M-1 (Light Industrial District). The parcel sits on part of the northeast quarter of Section 14-80-24, in the city's growth path.
Here's why it matters: R-1 is the most restrictive residential zone — single-family houses and little else. M-1 light industrial opens the same ground to warehousing, manufacturing, distribution and similar uses. Flipping land from one to the other is how a city decides, parcel by parcel, whether a stretch grows into rooftops or into jobs and truck traffic. It's rarely dramatic in the room, but it's permanent on the map.
One vote doesn't settle it. Iowa ordinances take three considerations before they're final, so Ordinance 2262 has two more readings ahead — with room for public comment each time. The council paired it with Ordinance 2263, which vacates part of a sanitary sewer easement, also on first consideration.
The rest of the night was housekeeping: liquor-license renewals, the June 15 minutes, and a stack of routine construction change orders and engineering payments — including a $57,533 decrease to the Sawgrass Park Dam Improvements contract and a $27,223 increase on the SE Creekview Drive extension.
